Generally, building projects can be broken down into 3 Stages;

2 - Tender Stage
3 - Construction Stage

All of the services below are available independently or as a package with a number of other services. We would be delighted to discuss it further with you and provide you with a tailor made package to suit your project.

1 - Concept / Design Stage

Feasibility Studies
      iStruct Consulting Engineers will discuss all options available to the client and initial ideas are considered that reflect the clients budget and time available.

Architectural Design Services
     Initial plans are drawn with detail after which the client can get a better idea of what the outcome of their project will look like. The client then may use these initial designs to sketch variations or alterations.

Site Surveys / Topographical Surveys
    All surveys required to complete any drawings or planning applications can be completed by iStruct Consulting Engineers as part of our holistic approach to a design. There are therefore no hidden extra costs incurred by the client.

Planning Applications
     Once a final design has been agreed on by the client, iStruct Consulting Engineers can complete all the formalities required by the client's local authority in-house and submit the application for approval.
    
Civil Engineering Design
     Where required by a local authority, iStruct Consulting Engineers can complete any required civil / drainage design that may be required for a planning application.

2 - Tender Stage

Bill of Quantities
     iStruct Consulting Engineers can compile a Bill of Quantities for the project. This document is a powerful tool in controlling the project cost and is highly recommended for any self-build clients

Write Specification
    Writing an accurate specification is the initial cornerstone to delivering a project on budget and on time. This is particularly relevant for a house's Building Energy Rating.  iStruct Consulting Engineers are trained in Building Energy Rating and are one of Dublin's leading experts on the most pragmatic and efficient ways of insulating and running your home / business.

Structural Design Engineering
     iStruct Consulting Engineers have the expertise to complete any structural and foundation design required for the project where other practices may have to sublet it out. We pride ourselves on cost efficient structural design and are advocates of value engineering.

Tender Package
     Within the tender package iStruct Consulting Engineers will put together construction drawings, tender documents together with the specification and put it out to tender. We will then advise the client on which contractor to select. Also included in this package are formal contracts and the completion of the commencement notice for the local authority.    

3 - Construction Stage
    
Project Management + Site Supervision
     iStruct Consulting Engineers will manage your project for you. This involves periodic site inspections, stage payment certificates for the client's bank and final inspection with a snag list.

Certificates of Compliance
     All building works should be signed off by a professional with professional indemnity insurance. iStruct Consulting Engineers can provide both certificates of compliance with building regulations and planning permission

Building Energy Rating (BER) Certificates
     iStruct Consulting Engineers can provide you with advice on how to achieve the best energy efficiency in the most cost efficient way. We can issue both provisional and full BER Certificates.

Snag Lists
     iStruct Consulting Engineers can 'snag' building works and then provide a comprehensive report so the client can be fully aware of what he's paying for, whether it's buying a new home or just adding an attic conversion.

Building & Structural Surveys / Pre-purchase Surveys
   iStruct Consulting Engineers can inspect an existing house and complete a survey report leaving the client fully informed of what they are about to buy.
